Full Site Management & Quality Control

Daily on-site supervision by a dedicated Project Manager. We manage quality, safety, and adherence to the design specifications, providing continuous, proactive reporting.

Subcontractor Management & Sourcing

We leverage our trusted network of local master artisans. We negotiate, contract, and manage all sub-contractors and specialized vendors, ensuring superior craftmanship and timely delivery.

Continuous Financial Reporting (Open Book)

Total Transparency: We provide a clear statement showing all invoices from subcontractors and suppliers (the “Cost”), allowing you to track exactly how your money is spent.

Risk & Warranty Coverage

Our General Contracting Model: Cost-Plus with Tiered Fee

As your General Contractor, we take full, single-point responsibility for the entire execution phase. We eliminate the need for you to manage multiple subcontractors, local complexities, and remote quality control. Our model guarantees that 100% of the project’s complexity is managed by Renova.

We utilize two distinct fee models to ensure that our expertise and interests are always fully aligned with yours, preventing unexpected costs and guaranteeing objectivity in every phase.

Acquisition & Due Diligence Fee Structure

Property Search Consulting

Active scouting, shortlisting, and coordinated site visits based on your brief. This fee compensates for our focused time and market expertise in finding the optimal property.

1.0% of the Final Purchase Price

Strategic Technical Feasibility

High-level technical and restoration potential review, including strategic cost estimation for renovation. This service is for strategic planning and does not include signed technical certifications.

Our General Contractor Fee

This fee covers our expertise, overhead, profit, and the complete assumption of all coordination and execution risks. Our compensation is calculated as a clear percentage applied to the Cost of Works:

Up to €100,000

20% of the Total Cost of Works
Higher fee to ensure coverage of fixed administrative and project initiation costs.

From €100,00 to €300,000

18% of the Total Cost of Works
Standard fee for comprehensive, full-service management and quality assurance.

Over €300,000

15% of the Total Cost of Works
Volume discount applied to the balance of the project cost, providing optimized value on large-scale restorations.
